GETTING YOUR HOME READY FOR SPRING & SUMMER

Here in SoCal, spring is right around the corner.  In fact, lately it has felt more like summer has arrived early!  It’s that time of year for some routine maintenance that will keep your home in tip top shape, so that you can kick back and enjoy the summer!

 

Spring home maintenance checklist:

  • Clean gutters and downspouts
  • Ensure fence around pool is intact
  • Check for signs of rodents, bats, roaches, termites outside and inside your home  
  • Clean window wells and check drainage outside your home 
  • No wet surfaces, puddles in your basement 
  • Ensure sump pump and check valve are working 
  • Floor drain working 
  • Check operation of windows and doors 
  • Check drains and supply line for leaks 
  • Check bath and kitchen fans operation 
  • Air conditioner replace filters 
  • Dehumidifier replace filters 
  • Clean dryer vents and screens 
  • Clean exhaust fan outlets and screens 
  • Clean air conditioning coils, drain pans 
  • Clean dehumidifier coils, check operation 
  • Check for damaged electrical cords 
  • Test ground fault interrupters 
  • Check smoke and carbon monoxide alarms 
  • Ensure storage of fuel cans in garage
  • Proper operation of garage door safety shut off 
  • Check for signs of water damage in garage and attic and around your home

 

Water Damage and Repair

This is also the best time of the year to handle any water leaks that you had to deal with during our rainy season.  Rain leaks are the most common cause of water damage in a home, and the effects, including mold, can spread to other parts of your home, often undetected.

 

Heavy rains, broken pipes, overflowing toilets and flood waters can ruin furniture, appliances, your home’s electrical system, and electrical equipment like computers and televisions.  Window and door frames can fracture, uncoated metal surfaces rust, foul odors begin to accumulate, and even the underlying wooden framework will become swollen and start to rot.  

 

Walls, carpets and plaster damaged by contaminated flood waters or overflowing sewers are another source of potentially serious health problems.
